Your application will be processed by Western Reporting and/or
Renting Authority, a third party application processing company.
Your application will be processed without regard to race, sex,
religion, national origin, color, familial status, or handicap.
Please be aware that any false information on your application will
be grounds for denial.
The criteria that will be used to determine your eligibility for
residence are as follows:
AGE: All applicants must be at least 18 years of age.
RENTAL OR MORTGAGE HISTORY: We will call your landlords to
verify the length of your residency. We will verify the amount of
your monthly rent. We will ask if you have had any compliance
problems with your lease agreement(s). We will ask about NSF checks
and late payments.
Note: No applicant or occupant will be accepted with a rental
eviction record. No applicant will be accepted who owes a current
apartment debt unless an arrangement has been made to pay the
balance.
INCOME: You and all applicants combined must earn a gross
monthly income of at least three (3) times the monthly rent. Note:
Applicants who recieve assistance from government agencies are only
required to have income of 3 times their portion of the rent.
EMPLOYMENT: We will call your current and former employers in
order to verify employment or retirement. We will also verify your
monthly income. If you are self-employed, we will need to see a
copy of your most recent tax return and a copy of your most recent
bank staement. Based on how long you have been continuously
employed and after verification of your income, we will give you a
score for employment history.
CREDIT HISTORY: We will request a comprehensive credit report
from a credit reporting agency. This agency will also scan to see
where your social security number was issued and when. Any
inconsistencies or invalid responses from the agency will result in
denial. Applications may also be denied as a result
of poor or insufficient credit.
Note: If applicant(s) have more than $2000.00 of unsatisfied
judgements and collections outstanding, the application will be
denied.
CRIMINAL HISTORY: We will request a criminal history report from
the court system. An applicant who has any misdemeanor or felony
charges especially, involving crimes against people or
property, controlled substances, or involving drugs or domestic
violence, will be denied.
SCORING: Based upon the total of the scores from the
above categories, your application will be either approved,
approved with special conditions, or denied.
